I’m wondering what to do when the seller does not want to sign a contract. Also, if I already got permission to sell of on an already MLS property.

What is the reasoning behind needing the seller to agree to Withdraw the Listing on the MLS until closing, instead of marking it as pending or conditional?

Hi Jerry, when you are trying to find 5 comps to compare to the distressed property you chose how do you find the most rehabbed properties close by that have recently sold? Is there a website that you can go too? Do they have to be rehabbed or can they also just be recently sold that are in good condition (not rehabbed)?

I don’t care who sees the assignment fee. I just want to be able to get my deals closed with realtors that act like they are scared to type up and/or assigned. So I was just thinking to tell them that I am the investor and close it then close it again with the investor. Can I do that?? Is that a double close lol
